Feasibility (Bulk & Location), Planning
If you are a property owner, property developer, or real estate agent, you may want to know the potential of a given development site and what can be achieved and how it can be achieved on-site.
This is where a bulk and location study come in handy. We can assess your site for it build potential by factoring in the District Plan Controls.

After the bulk and location study we can look further into the feasibility of your build so that you can make informed decisions.
Concept, Developed & Detailed Design
Concept design is essentially a range of solutions to the brief and all the project parameters gathered and established during the Predesign Phase.
During Concept Design all information is transferred into drawings that consider building bulk, location, and form.
At this stage the Clients’ budget will play a major role in decisions and options available and whether a resource consent will be required.

Working Drawings & Specifications
This is all the detailed building consent documentation required for your building consent submission. These documents usually include a set of detailed drawing, specifications, schedules, and calculations that would be required for your submission.
We prefer to manage the building consent application and respond to councils request for further information to address certain issues.

We invest a great deal of time into refining our comprehensive set of documents to ensure our applications run smoothly and to ensuring consistent quality throughout the entire process.
We prefer to manage our clients applications as it can become confusing and time consuming.
Majority of the time these questions require a certain level of problem solving and technical know-how.
Resource Consents
We can work along side your Urban Planner to prepare the appropriate drawings required for your resource consent application.
If you are unsure about what to expect, we can guide you through the process.
We have a list of preferred urban planners that are locate nation wide with a strong local-Government background and working knowledge of legislative requirement.

We understand that construction projects can be daunting and overwhelming, and with over a decade of experience in the field of architecture, with sound knowledge of the construction industry we pride ourselves on guiding our clients through the process.
